Settlement and your Residency Report
One statement: what came in, what the property received, what you earned. A report on your cohort. And the Regeneration Ledger: food grown on site, local wages paid, trees planted, water and energy used.
Booking tools take the money. This chooses the people.
Screening for fit
Background checks tell you who can pay. Residency OS tells you who belongs in this house for this month. Already vetted by your own community? That verification carries straight in.
The split with the property, in writing
The floor, the split and the settlement date are agreed with the owner before you open applications, and settled on one statement after.
A ledger of what your month gave back
The Regeneration Ledger publishes what each cohort grew, paid and planted. It’s yours to share with your residents and your community.

Tell us your cohort size, the season and the feel you want. We match you with a property that fits, wherever that is, agree the floor and the split with the owner in writing, and carry that relationship for the whole month. You deal with your residents. We deal with the building.
The soft hold
We hold the dates. You sell against them.
Nobody fronts money for a place before they know people are coming. So we reserve the dates softly, and they turn real only when your sales say so.
We find an open window
In the property’s own calendar, at least three months ahead, so the nearer dates stay with its nightly guests. In high season, retreats get first pick of dates more than six months out.
We hold it for you, at no cost
The owner agrees the floor for those dates in writing: the amount your sales need to cover. From that moment the dates close everywhere, on the booking sites and the property’s own site. You pay nothing to hold them.
You sell against a real date
Your sales page, payments and follow-up run from day one, pointed at dates people can put in their calendars.
Floor reached: it confirms
The moment your bookings cover the floor, the dates are yours. The property is paid its floor first, and everything above it is shared as agreed in writing.
Floor not reached: the dates go back
If your bookings have not covered the floor 60 days before arrival, the dates go back to the owner with two months left to sell them. Every guest is refunded in full, and you owe nothing.
The owner keeps the last word. Dates they block out are never held, and inside three months the calendar belongs to their nightly guests.
Your month confirms only when bookings reach the floor.
We earn when your residency fills, and only then. Every part of this system exists to get you past the floor.

The month confirms once bookings cover the floor. Until then the dates are a soft hold, and nobody has paid for a place that isn’t full.

Invite a retreat leader to bring six to eight people into your house for a week. Their programme becomes your residents’ programme, the property fills beds that would sit empty, and the retreat leader needs eight people instead of sixteen.

How is this different from a booking platform?
A booking platform takes payments. Residency OS decides who comes, holds the floor, and settles with the property. Payments run through our payment partner, so you get established checkout and payout rails with our screening and settlement on top.

How many residents do I need?
Your floor comes from your own numbers, and the Readiness Report gives it to you. How many residents a property takes, and which rooms a residency may use, is set with each property when it joins.
Where do residencies happen?
Wherever fits your cohort. We match you with a property and contract it for your dates. We’re based on Lake Atitlán, Guatemala, and we work well beyond it.
I already belong to a community that vets its members. Do I start over?
Not at all. Bring your community’s verification with you and it counts toward screening. Residency OS adds the parts a community app leaves out: the dates, the floor, the payments, the house pack and the settlement.
Who owns the applicant list?
You do. Every applicant, every resident and every email address stays yours.
Do I need to be technical?
Not at all. You answer questions, approve residents and host. The system does the rest.
Does it work in Spanish?
Yes. Applications, the house pack and every email run in English and Spanish.
