For community builders
Your community met online. Give it a place.
A gathering week first, then a month living together. Your members apply, you choose who comes, and we handle the money, the house and the property.
Gathering week: 20% of sales above the floor up to your goal, 5% past it. Residency: 5% of programme fees, nothing on rent.
Keep your community platform. Nothing moves.
You built the hardest part already. Here’s what worries people next.
Community builders thinking about an in-person gathering tell us the same three things:
“What if my members love the idea and then don’t book?”
“What if meeting in person changes the culture we built online?”
“Who holds the money, the contracts and the responsibility?”
Your people don’t live in your town. They live in your community, all over the world, and they already know each other’s names. That’s the hardest part of any gathering, and you’ve already done it. What’s left is a system: applications, a floor, payments, a house pack, and a property that fits.
How it works
From a group chat to a house full of your people.
Your Readiness Report
How many of your members are ready to travel, and the floor your gathering needs. Free.
Applications from inside your community
One link you post where your members already are. Keep your platform; the application sits alongside it.
You choose
We score each applicant for fit with this gathering. The final yes is always yours. Members your community already verified carry that verification straight in.
The gathering week
Payments, the house pack and the property, handled. It confirms when bookings reach the floor.
Then the month
The members who loved the week become your first residency cohort.
A place that fits your culture.
Tell us how many are coming, the season, and what your community is about. We match you with a property that fits, wherever that is, agree the floor and the split with the owner in writing, and carry that relationship for you.
The soft hold
We hold the dates. You sell against them.
Nobody fronts money for a place before they know people are coming. So we reserve the dates softly, and they turn real only when your sales say so.
We find an open window
In the property’s own calendar, at least three months ahead, so the nearer dates stay with its nightly guests. In high season, retreats get first pick of dates more than six months out.
We hold it for you, at no cost
The owner agrees the floor for those dates in writing: the amount your sales need to cover. From that moment the dates close everywhere, on the booking sites and the property’s own site. You pay nothing to hold them.
You sell against a real date
Your sales page, payments and follow-up run from day one, pointed at dates people can put in their calendars.
Floor reached: it confirms
The moment your bookings cover the floor, the dates are yours. The property is paid its floor first, and everything above it is shared as agreed in writing.
Floor not reached: the dates go back
If your bookings have not covered the floor 60 days before arrival, the dates go back to the owner with two months left to sell them. Every guest is refunded in full, and you owe nothing.
The owner keeps the last word. Dates they block out are never held, and inside three months the calendar belongs to their nightly guests.
It confirms only when your members commit.
Interest is easy to show and harder to book. So nothing is final until bookings reach the floor, and nobody pays for a place that isn’t full.
The floor is the gate
The gathering confirms once bookings cover the floor. Otherwise the dates move on and every member is refunded in full.
Your culture, your call
You write the questions, you approve every person, you set the house agreement.
Money held properly
Members pay through our payment partner, and everything settles on one statement after.
Your community stays yours
Every applicant, member and email address stays with you.
A week to meet. A month to belong.
The gathering shows who wants more. Residency OS turns them into a cohort: thirty days, one house, the right people.

Fair asks, straight answers.
Do we have to move our community to a new platform?
Not at all. Keep Skool, Circle, Mighty Networks, a matchmaking app or whatever you use now. The application link sits alongside it.
Our members are all over the world. Does that work?
That’s the point. We match a place to where your members can reach, wherever that is. We’re based on Lake Atitlán, Guatemala.
How do we know people will actually come?
Your Readiness Report estimates it from your own list, with the assumptions shown. Then the floor protects you: nothing confirms until enough members have booked.
Our members pay at cost for housing. Does this add a margin?
No. Rent goes to the property at the agreed rate, with nothing added. We’re paid from programme fees, if you charge them.
Tell us about your community.
Your Readiness Report shows how many members a gathering needs to confirm, and how many of yours are likely to come.
